Deceased Grandparents never deeded land to my parents (now also deceased) little to no value

When my grandfather died (1984) my grandmother sold their house to my parents. There were two parcels and two deeds. One deed was overlooked and did not transfer with the sale which is still in my grandparents name (vacant land w no value). My grandmother and my parents are now also deceased. I now have inherited the house and I just found out about the deed. My GFs estate was probated but my GMs was not (she had no assets). My father's estate was probated but my mother's was not (she had no assets). Since Im the heir do I have to probate the estates of my mother and grandmother in order to take formal ownership of the vacant land so I can sell it? There are no mortgages and all taxes are current.
