A tenant terminated his lease and has outstanding balances on trash and oil that he failed to pay. Can these amounts be deducted from his security deposit [has been held in escrow].

Additionally a window in a common area was not broken prior to his move on Saturday, upon my return later that afternoon the window was broken. He denies that it was broken during his move out. He and his move out crew and myself are the only ones with access to that area on Saturday. Can I charge him to repair the window, even though he denies breaking.
