I replaced the through-the-wall air conditioner 2 years ago and my tenant says it's "not working" now and that it "never really worked right." I intend to have it looked at, but he left me a phone message telling me not to expect any rent until it's fixed. Is there any requirement in Massachusetts for a landlord to provide air conditioning? My tenant is a single man in his forties or fifties and I'm not aware of any health issues. Does this complaint preclude me now from raising his rent under the retaliation section of Mass law?
