When does landlord use a 14 day notice to quit?

I'm confused about what MA law says about a landlord using a 14 day notice to quit or a 30 day notice to quit. What is the difference?

Under MA law, a landlord uses a 14 day notice to quit in non-payment of rent situations when the tenant has a lease or a tenancy at will agreement.  A landlord uses the 30 day notice to quit when he or she wishes to terminate a tenancy at will agreement.  I should mention in more of my posts that, in cases where a large amount of rent is owed, you may want to find a MA lawyer who has experience at the Housing Court.  Good luck.
