What constitutes a reasonable effort to re-rent my apartment?

Hi,

I am looking to get out of my lease early, so I found someone willing to sign a 15 month lease (to cover my 3 remaining months and the next 12). This person is working full-time, has good referrals and has a clean credit report.

My management company is rejecting her for two reasons.
1. They believe her salary is too low.
2. She works for another management company.

I am curious if these are "valid" reasons for the rejection.
1. The rent on my apartment is over $200 less than her previous apartment and she has not had trouble paying her previous rent.

2. They are calling this a conflict of interests. True as that may be, is it a legitimate reason to be rejected?

Could anyone handicap my chances of facing a penalty if I move out now? I know that I think this is a reasonable effort to find a new tenant, but will the state agree with me?
