My neighbor has had a shed that, apparently, has been sitting on my land for many years. He claims that the shed has been there since before he owned the land and that he may have a claim for adverse possession at this point. I don't know if that's true or not, but I was wondering if the title insurance policy I bought when I bought the house would cover something like this. So if he takes 50 square feet of my land, I might get compensation for the loss. I did buy the buyer's title insurance policy.

Title insurance
No. Typically, standard title insurance polices do not cover such matters as encroachments and any resulting claims for adverse possession. Recently in Massachusetts title insurance companies have begun offering enhanced owner's title insurance that does cover encroachments and adverse possession. Follow this link for more information about adverse possession. If it's not too late, you might want to take action to avoid losing part of your land.
