Hello, This looks like a great site and forum :) - I am seeking advice on a situation I am having with my x roomate. I agreed to rent a bedroom out to a "friend" in my home. She lived at my home from March through May. She abruptly left on May 20th, came and collected all of her things and verbally agreed to send me a check for the rent monies owed to me, as well as her veternarian bills in which I paid for. She owes me a total of $485 dollars. We have no written agreement, all verbal. She has threatened me and my family with undo cause. When she vacated on May 20th, she agreed to mail me a check by June 1st. I have not received anything. When I contacted her yesterday to ask about the check, she said that she is not going to pay it. What legal action can I take at this point? Thanks so much in advance!

The easiest approach is to file suit at the nearest housing court. The housing specialist can help you get the right forms. Of course, even if you get a judgment, you still have to try to collect if from the former tenant. Hi there. Thank you for your reply. I'm not sure what you mean by "housing court"? I'm in the Lowell, MA area. Would there be a court in Middlesex county for this? I do understand that the judgement does not neccessarily mean I will get the money. Before I did this, I wanted to be sure that I have a good chance of getting a judgement in my favor, since there was no written agreement between us? Also wasn't sure if I could add in the vet bill costs that I paid for her dog while she was here, with a verbal agreement that she would pay that back weekly. Also didn't keep that promise/committment. Bottom line is that she is sticking this all to me with absolutley no cause or justification. She's not from MA, she comes from Kansas. She's up here with her Marine boyfriend. So I allowed her to rent from me as she had no place to go...think with my heart again, always gets me in trouble :(

Not sure if you can add the claim for vet bills to the complaint at housing court, so you may want to go the small claims division of the district court. http://www.mass.gov/courts/courtsandjudges/courts/districtcourt/smallclaims.html
