Hi,
I'm in the process of evicting my tenants because they haven't been paying rent.
I believe they are now housing a relative in the apartment.
I'm already in the process of evicting the tenant but is there a way to ensure that the adult family member they're housing cannot stay in the apartment? How would I go about proving that they're living there?

Laws may have changed, but what worked for me a few years back - same situation, evicting non-paying tenant and unauthorized room-mate (boyfriend). I called the police and reported his vehicle as tresspassing. You have to wait 10 days for "guest" rights to expire. You aslo need to make sure NO TRESSPASSING signs are posted. The police arrived, he was a "tresspasser" when he refused to leave the police called tow-truck and away he and his vehicle went. I was lucky - tenant left within one week, but I NEVER received the 5,OOO back rent. No one is a landlord because they want to be. I can hardly wait for the economy to turn around so I may have my home to myself again.
