We have a two bedroom apartment above our garage . Electric is included in rent ,because only one meter (purchased property this way as well as the existing tenants) They have to pay for their oil for heat & hot water. Less than two years ago we replaced the furnace at just under $6,000. Last fall they kept blowing fuses come to find out they had space heaters running. Can I ask them to not use space heaters. I'm worried about fire. They are basically good tenants , they do drink quite bit and that's one reason I worry about fire

You can ask, but unless you have a written lease or TAW that prohibits the use of space heaters, the tenants may just ignore your request. Frankly, I agree with you: Heavy drinkers and space heaters are not a good mix. If they refuse to stop using the space heaters, and they are tenants at will, you can evict them using a 30 day notice to quit. You don't have discuss the reason you are evicting them. Obviously, if they have a lease, you will have to wait for the lease to expire to remove them from the unit. Good luck.
