Sample Forms & Advice - for new landlord of mutli-family

We are new landlords, with no experience, of a two-family on the North Shore.

Can you recommend a reliable source for sample forms that are legal in Mass.? Things like Notice to Quit, Tenancy at Will, etc.

Also, what's the best way to stay abreast of changing /new laws that effect us?

I did a search for lawyers in our county that handle Landlord issues, but no one came up - is there another source for lawyers?

We may need to evict a tenant at will so we can move back into one of the units. I read the posts about this on the forum, but wondered, if we only have a short amount of notice we can give (the 30 day minimum) and we don't want to chance them staying on past that 30 days, should we start with a constable delivering the Notice to Quit or try seeing if the tenant will accept and sign it without any outside help. We are doing this from out-of-state so can't be there to have her sign it in person, though we do have a property manager who could meet with her. Thank you.

There are several books listed in our Books about MA law that will have the forms you need.
 
For serving a notice to quit and evicting the tenant, I would use a constable.  However, if you really need to have them out quickly, I would try to buy them out.  Talk to them in person or on the phone if you can, explain the situation, tell them you are going to serve them with a 30 day notice, and offer them some money to be out within 30 days.  The process of evicting a tenant can take months in MA.
 
The Greater Boston Real Estate Board website is a good place to keep abreast of developments in rental housing.
