My boyfriends roommate took a job in NYC and moved out two months into their new lease. The roommate agreed to continue paying his rent until a subletter was found. It is now two months later and a suitable subletter has not been found. Several ads have been posted by my boyfriend online, and two referenced options came up but both declined moving in. The roommate is now threatening to talk to the landlord about removing his name from the lease so that he does not have to pay anymore. My boyfriend realizes if this happens that he will be responsible for the full amount of rent owed. What can my boyfriend do to protect himself if the roommate succeeds from having himself removed from the lease before a new subletter/roommate is found? The rent is something he can afford himself, but he would not be able to save anything, and they had agreed that they would never leave the other out to dry with the rent. Help?

The contract (lease) is what it is. No party can amend it unilaterally. Both roommates are responsible for the rent. If your boyfriend has to pay all the rent because his former roommate refuses to pay, then your boyfriend can sue him.
