I bought a house in a state of disrepair, with the intention of remodeling it and putting it on the market for sale, and, shortly after finishing the major repairs (electrical, plumbing, etc.), invited a friend to live there in one of the bedrooms (it's a three bedroom house). We had an agreement on the rent, and a further agreement on how much of it would be charged off for her help in doing the cosmetic work (I agreed to credit her $20/hour for her labor in doing things such as painting, cleaning, etc.).

The arrangement went sour quickly as she did very little in the way of work for the first three months and then nothing at all after. She also never paid any rent. She moved out around seven to eight months ago. About six months ago I reached the point where I wanted to get the house ready for market (there were only a few cosmetic items that needed to be addressed), but couldn't finish getting the house ready for market due to the presence of her belongings everywhere. I asked her to remove her items, which she did sporadically for a couple of months (she would stop by to remove occasional carloads of belongings), but she completely vanished thereafter.

It's been more than three months since she returned a phone call or email, and I don't have a mailing address for her and have no idea where she is. As the only methods of contact for her aren't working, when can I consider this property abandoned and what do I do with it when it is officially abandoned? I really need to get the house on the market this spring and the remaining work needs to get done soon.
