Reluctant Executor wondering if I need to contest will.

I was named executor (not in effect yet) of my mother's last will and testament. I was told it would take five weeks by the lawyer.
It states in the will that my father (ex husband) may reside at my mothers home as long as he pays expenses. Before she died she wrote a draft transferring property directly to me (co ownership) leaving out that clause. She was too sick to complete it.
I inherit the house (it goes through probate.) Does this mean I cannot sell the property? He has already stated he will not pay rent.

A relative who refused to do executor laughed and said you are stuck and deal with it.

I am exhausted by my mother's long illness.
