Hello I am a new landlord and I would like to raise my tenants rent. I bought the house September 28th had the tenants sign tenant at will leases and notified them that the rent will be raised on January 1st they agreed to this. My question is what do I need to get them to sign? Do I need to give them a notice to quit, a notice of rent increase and a new lease or can I just have them sign a new lease with the new rent amount.

Rent increase
I would meet them face to face, give them a 30 day notice to quit, and explain what you are doing. You can give them a letter as well, if you think that will help them understand your plan. Tell them that within the next couple of weeks you will be offering them a new lease or TAW agreement and that they do not have to move, but they will have to pay additional rent. Tenants get upset about rent increases, but they get even more upset when they think they are being evicted. If any of the tenants refuse to sign the new TAW agreement, you will have to follow the standard eviction process once the thirty day notice has run. Good luck.
