Property tax deferral in Massachusetts

I'm 72 years old and live alone in a house in Massachusetts. Can you explain to me how I can do the property tax deferral that I've heard is available to seniors in Massachusetts? I believe, based on what I've been told, that my income of $17k is low enough for me to do this but I'm not sure how to get the process going. I own a house and the yearly property tax is around $5,000. Too much for me to pay.

Sure, I can point you in the right direction.  First, to be clear, a property tax deferral is not the same as the property tax credit that is also available to some seniors in Massachusetts (possibly you).   The deferral allows seniors, age 65 and older, as well as some disabled veterans and blind persons to postpone payment of all or part of their property taxes, either until the total deferred tax bill reaches 50% of the value of the home, the senior sells the home, or passes away.  To qualify, the elder must reside in Massachusetts for ten years and have owned and occupied property in Massachusetts as a domicile for at least 5 years.  For a single person, income cannot exceed $20,000 for the previous calendar year. This amount may vary for married couples, and towns and cities can alter the income limits, so you should contact your local assessor's office for more information.

Applications are due on December 15, or three months after your town or city mails the property tax bill, whichever comes later. This is a "hard" deadline, and the assessor is prohibited by law from acting on late applications.  When you talk to the assessor, she will tell you what documentation will be required along with your application, but a birth certificate, evidence of ownership and domicile, and recent tax returns will certainly be required.  You can also look at Massachusetts General Laws Chapter 59, Section 5, Clause 41A if you enjoy difficult reading.  Hope that helps.  Good luck.
