I am concerned. We have lived at our home since September of 1991. We live along a private road with property at the end of it, and have always had access to walk down the road to our beach around the corner. We also have documentation stating that we have mooring at this end of this road, but there is no longer a place to moor a boat. Recently someone new has purchased the property and telling us the fence that has been along our backyard since before we moved in is on his property and we have to give up all this land. Is this correct? Can our property line be relocated after 20 years?

Adverse possession
Hard to tell without a more thourough examination of the situation, but it seems like you should talk to a local attorney with experience litigating real property issues and disputes. As you suggest, you may be able to make a claim to the land in question through adverse possession. You can follow this link for some information about adverse possession in Massachusetts, including a description of the circumstances that must be in place for a party to make a claim to land. Good luck.
