The Board of Trustees of BH1 are neglectful and unresponsive to the unit owners needs. It has become apparent that the property manager (who lives in the complex) has the final say on everything that happens in BH1. He has hand picked the board through intimidatio and I am told refuses to do work requested by the board. I believe that the fiduciary requirement, 10% of condo fees is not being deposited into a separate account and that he dosnt carry any personal insurance and is painting, on roofs blowing leaves ect .... I also have a witness that he has taken in bids for work to be done in the complex and then under bids everyone and provides the work ie: painting. I am also concerned the property manager, when he does hire is hiring workers that who dont carry the proper insurance coverage.
What do I do? I

Condo Maintenance Concerns:
If you are a condo owner and do have these concerns, please take a look at the by-laws, condo documents, deeds,
etc. etc. (All documents that are public record concerning the Condo and your units).These documents are the law
relative to conduct of managers/ board of trustees/workers etc. If you find that they are in violation of
this, then you should speak to your lawyer, you may want to impeach the current board/ take the board to court to recoup your back paid condo fees, etc. etc. If you do not find it in the condo documents that there is a violation, then you may not have a right to do anything. Except that for work that needs to be done by a licensed individual, you can call the Board of Health in your town and notify them of this and they will come to
the property and issue an order that the person can not continue to do the work.
