I have an apartment building in Worcester. I have 4 students living on the first floor. 3 are on 1 lease and 1 is on another lease. The kid with his own lease is a bad seed but pays his rent like clockwork. He throws wild parties does drugs in the house and has had many fights in the house. The other three guys have informed me of this in writing on several occasions. I also have some guys accross the street that have emailed me about a B&E this kid was involved in that created on of the brawls. Two of my tenants tell me they dont feel safe in the house and refuse to stay there until he is gone and the locks are changed. Is there any expedited action I can take other than a thirty day notice to quit. I dont want anyone to get hurt in the meantime. I have warned him in writing about his behavior and his roommates have had a sit down to discuss the matter and it remains the same. Please advise.

You can evict based on violations of the lease or TAW agreement. Or, if you can get the others to testify in court regarding the illegal activities, you could try Massachusetts General Laws Chapter 139, Section 19, which allows for an expedited eviction in cases where certain specified crimes are committed by the tenant on the premises.
