Mass LLC fee, alternative state for Mass real estate LLC

We own a small apartment rental in Boston in our name. The mortgage is paid off. We would like to transfer this property into an LLC. Could we form an LLC in a different, low-fee state (for example Delaware/$90) since Mass LLC fee is over $500/yr to hold the rental?
