MA Tenant vs Roomer Law for Innkeepers

I manage a small motel and i asked a "Guest" to leave because the owner wanted her out so that we could clean up the room. She had brought bugs in to her room and her boys were well known to the police. i told her two days in advance that she had to vacate and she took us to housing court saying she was being eveicted without due process. the judge actually gave her 10 days that she could stay and she didn't pay. i need to know what MA law says about this type of situation. a motel is not considered a residence as far as i know. the "Guests" are told that they have to update their folio weekly and they sign a statement every week stating that they understand that this is an Inn and they agree to abide by the rules of an Inn. is there a law that states that an Inn is not considered a residence? Inn's also have to pay a transient tax so that should negate any of this due process pertaining to an Inn.
