My mother and stepfather live with me in my home as non rent paying tenants. Am I legally responsible for their actions?

Generally speaking, one adult is not typically liable for the acts of another adult who lives in their home. For example, parents are not usually responsible for the actions of adult children. However, you can create liability by involving yourself in the negligent acts of another adult. For example, if your mother is drunk and you give her the keys to your car, you may be liable for any damages that result. Also, even if you are not liable, if you have joint accounts or own property jointly with your parent, that can cause problems for you if the parent is sued for negligence (you may lose all or part of the account or property).
