Can you explain the laws around renting your apartment to people with children or looking to have children?
Our apartment does not have a de-leaded certificate and I assume it is not de-leaded.
Can we have the tennants sign any waiver to say they are aware it's unknown etc.
What precautions should we take as a landlord.

Lead paint law
There are many posts on this forum dealing with MA lead paint law, including this one dealing with discriminating against children because of lead paint. The post may be relevant to your situation if you own a two family home and live in one of the units. The answer to your question is that you may not effectively shield yourself from liability under the Massachusetts lead paint laws by having a tenant sign a waiver. Not a good idea.
