I am a tenant at will with no written lease. I rent a room in my landlord's house where he also lives. Before I moved in, I gave him 1/2 rent toward a deposit/last month, neither of which he gave me a receipt for nor put in escrow, etc.
I gave my 30 days notice but canceled my rent check, which I have since righted because he already had my deposit/last month (1/2 month rent) plus I paid him the other half, though he scratched out the check memo after I gave it to him.
He issued a no trespassing (email to the police and myself) against me because and I can't go get my things.
He claims I owe him more money toward $600 of unsubstantiated utilities (for 2 months).
I am considering filing an injunction. From what I have read, he is breaking a number of laws. Am I correct? I have tried to negotiate but he has been making treats toward me and my friends who are helping me, plus bullying me, etc. At this point, I just want my stuff but don't want to pay him more money than I am legally obligated to pay him because of his bullying and unlawful behavior. Am I in the "right?" Are there any glitches that might come up, for instance, is there a distinction between renting a room and renting an apartment?
