Landlord charging per night for guest?

MA Landlord and Tenant Law Questions and Answers

My friend is visiting for 3 weeks and my landlord says that he would charge $5 per night for utilities. While I understand he doesn't want to spend extra on the increased utility bill, $5 per night seems a bit excessive. My contract says that no guests are allowed without permission from the landlord.
