I put a security deposit down for my Boyfriend because he had poor credit, also a 300 security deposit for my 2 dogs. The maintenance manager came in on my last day at the apartment when i was not home. They called me and said ther was a small stain on the carpet and if it wasnt cleaned we could be chared for it. I paid a professional steam cleaner to clean all the rugs and they came out beautiful. Later that day they came back in and looked at the carpets and said that they looked good to leave a fowarding address to send the security deposit too, but they had to do another walk through when it was lighter outside in the morning. They came back in the next morning and said that the apartment smelled which it hadnt the 2 days prior when they did a walk through or the duration of my lease. I went back to check it out and it smelled like spoiled milk. They told me it was becasue i had dogs and they urinated on the carpets which they never did, nor were they even allowed into the bedrooms. They ripped out the carpets and charged me 1160 which was my entire deposit for my boyfriends bad credit and the pet depoist. I tried to file a claim with my insurance company but was denied because they said the dogs ruined the carpet, but there was no physical proof and i do not agree with the fact that all the carpets had to be ripped out for the reasons they are claiming..
Is there anything I can do or any rights that I have to fight this. They are a large company and not just a small apartment building.
Any help would be greatly appreciated.
