Installing Wireless Security System - Violation of Lease?

I rent a single family home in Lowell, MA. I want to install a wireless security system on my own and my landlady is stating that it would be in violation of the following two provisions of my lease under the heading "Tenants Agree to the Following":

1) to accept the dwelling "as is", having already inspected it.
3) to keep from making loud noises and disturbances and to play music and broadcast programs at all times so as not to disturb other people's peace and quiet.

She noted that installation of the alary system would mean liabilities on my part that go beyond the security deposit. This system would in no way alter the structure of the property and would be removed when I vacate. I don't see how this violates the lease but am not sure. Don't I have the right to protect my property and myself? I do feel safe in the house but given the times we live in I'd like to provide myself with additional security measures. I just was not expecting this to be such an issue and of course I would not want to do anything that would violate the terms of the lease. I just don't see what legal ground she has in this matter. Alarm and lease violation

To me, it doesn't seem as though those two sections are relevant.  However, as you know, even if you are allowed to install the alarm, the landlord may then choose not to renew your lease.  So if you want to stay in the unit, I guess you should think about finding a way to address her concerns.  Unfortunately, not knowing the woman, I have no advice for you on that front.  Good luck.

Thank you very much for your help. My lease does not end until next fall and I am not concerned about renewing. I've decided to meet with an attorney to find out about my rights in this situation. I would love to know what her exact concerns are, as we might be able to work something out, but unfortunately she has not responded to my requests to sit down and discuss.
