Inspection clause in Purchase and Sale Agreement

We are in the process of buying a home, our first, and I'm a little nervous about the sellers. I know when we enter a Purchase and Sale Agreement it will say something about our right to inspect the premises prior to sale. Can we do that right on the day of the closing (to make sure the house has not been damaged or anything removed)? Thank you.

Absolutely.  The date of the final walk-through is negotiable, but should allow you to inspect within 24 hours of the closing.  Usually that provision is contained in the Possession and Condition of Premises paragraph of the standard Purchase and Sale Agreement used in Massachusetts.  Keep in mind that the seller will not likely turn the property over in immaculate condition.  The house should be broom clean (not spotless) and free of personal property.  Normal wear and tear caused by the prior owners living in the house before closing should also be expected.  Good luck, and please tell your friends about The Forum.
