how many can live in a 1 bedroom apartment

I have recently rented a 1 bedroom apartment to a couple. They have been having their 15 and 16 year old brothers live with them in this 1 bedroom apartment with out our permission. Is their a law on how many people can stay in a 1 bedroom apartment, The apartment only has a bedroom, living room, kitchen and bathrrom.

The lease may cover the issue by limiting the number of people who can live in the unit and, in some cases, authorizing the landlord to charge additional rent for additional tenants.  However, the Housing and Sanitation code must also be considered.  The code limits the number of residents in an apartment, based on the square footage of the rental unit.  See 105 CMR 410:400:

 

410.400: Minimum Square Footage

 

(A) Every dwelling unit shall contain at least 150 square feet of floor space for its first occupant, and at least 100 square feet of floor space for each additional occupant, the floor space to be calculated on the basis of total habitable room area.

 

(B) In a dwelling unit, every room occupied for sleeping purposes by one occupant shall contain at least 70 square feet of floor space; every room occupied for sleeping purposes by more than one occupant shall contain at least 50 square feet of floor space for each occupant.

 

(C) In a rooming unit, every room occupied for sleeping purposes by one occupant shall contain at least 80 square feet of floor space; every room occupied for sleeping purposes by more than one occupant shall contain at least 60 square feet for each occupant.

Is there any law that restricts the amount of bedrooms or square footage i need to have for 2 adults and 4 children, ages 11,9,6,5 to rent an apartment for my family. would a brand new 2 bedroom 1700 sq foot apartment be ok with 2 bunks for 4 children. There are at least 4 adults and 2 kids living in the 711 sq ft, one bedroom apartment upstairs from me. from 6 am - 10:30 pm it literally sounds like there's a heard of buffalo's running around! All day every day. I've tried to complain to management and I've been told 1) don't worry they only signed a 6 month lease (it's been over 6 months now), 2) they allegedly sent them several letters to keep the noise down...but nothing has worked. On top of the noise they leave their garbage outside their door Friday - Sunday (when valet trash isn't running) - which has brought an unbelievable amount of roaches to in & around my places. And their kids throw garbage & toys over their balcony, which ends up right in front of my balcony...and they don't even bother to pick it up. My lease says that no one not listed directly on the lease can live there, and I don't know who's on their lease but I'm positive that grandma and grandpa that moved in about 4 months ago are not. They are also "hosting" college kids for a short time every few weeks. All of the above has made me hate this place. I need to know if there are laws in FL that would support that they are breaking my lease by allowing this to happen (especially because they do nothing about my complaints). I'm at the end of my rope. All I want is to be able to move/break my lease. Is that possible? Please, anyone, if you have any advice or knowlege on this issue, please contact me. MANY THANKS!!!
