Me and my Fiance have a home we rent from her father. We have no legal agreement with him, just a verbal one. In may we allowed a friend to rent a large spare room in our home for her and her son.
We wrote up a rent agreement that me and my fiance signed and that our roomate signed. We put the rent amount and general house rules. Since she moved in she has broken everything we asked of her in the rent agreement except for paying her rent on the due date. Part of the rent agreement says that it can be terminated at any time by either party without notice.
We have asked her to move out by the end of this month, she said she was planning on it anyways but I have a feeling she not going to.
If she is not out by the 31st like she has been told to, what options do I have? am I legally able to change the locks that night? Do I have to hold onto her property for a certain amount of time before throwing it out? etc.
I realize there are plenty of laws regarding things like that with a normal tennancy and lease, but I can't find anything that fits our situation, I just don't want to do anything and have the police show up and get arrested or something of that nature.

Evicting a roommate
In other posts on this Forum, I advise evicting a roommate as if you are a landlord. Follow the rules to avoid any possibility of undesired legal consequences. Do not engage in self-help eviction, like changing the locks.
