Tenants are either going to pay the rent or they are not (because they do not have the money or because they do not want to pay you, such as when they are planning on moving out). All of your requests will have little impact. I always advise landlords to simply serve a notice to quit the day after the rent is due. Ask for the rent once, if they do not have it, explain that, because the eviction process takes so long, you need to serve them with a notice to quit. That way, the process is started. If the tenant pays the rent, fine. If not, you are ready to evict. At some point, if the tenant is chronically late, follow through on the notice and evict.
Even the best tenants forget or have a bad week financially and may have to pay the rent a bit late. And good tenants understand their obligations and will not be offended when you assert your rights and serve the notice.
