If we break a one year lease, provide new tentans to pay all the remaining rent in advance, can the landlord refuse the new tentans? Or would this be considered as not to "make reasonable efforts to find a replacement tenant"? What will happen to us as foreign students required to leave the country during May if this is not resolved? Could this cause problems if we want to come to the U.S as tourists in the future?
Background:
We are a couple that are renting a one room apartment on a one year lease, with the last month being August. We wish to move out May 1st, as the Visa document will be invalid at this point. One of us have to leave the country before the end of April and the other has to leave during May. In February we gave a notice to our landlord by phone that we will leave the country in May.
We suggested subleasing, because we know a couple that just needed an apartment until August. We suggested this to our landlord, said that we will pay everything in advance and even increasing the month rent, but the landlord is not cooperating with us. Now time is running out and we do not know what to do. We have even suggested to pay a one and a half month rent after we move out, so that the landlord can find new tenants and not loosing any money. The landlord is still not cooperating.
