I recently rented to a tenant a year lease and it has been 6 months. The tenants filled out the application as non smokers. Once they moved in they smoked right away. Several times we talked to them about smoking. The wife said she lied on the application because she knew we would not rent to them. They also do drugs and deal drugs. Heavy trafficking in and out of the apartment. Can we evict them in MA for smoking and doing drugs?

Assuming the lease prohibits smoking, you can evict them for violating the terms of the lease. If you have some evidence of criminal activity, you can also attempt an expedited eviction based on criminal activity. Good luck.
Single tenant eviction on multi-tenant lease
Regarding the above question, my roommate smokes in our apartment even though it's stated in the lease that this is grounds for eviction. Would the landlord be able/required to evict both of us, even if only 1 is violating the lease terms?
