Can tenant remove appliances or fixtures without landlord's consent?

I am a new Landlord in the Medfield-Dover-Sherborn area. I rented my townhome, and my tenant removed my chandelier without my consent. My Chandelier was in perfect working order, and frankly, better than the ceiling fan she installed. She also removed my stainless steel microwave, and put in in the home she sold before moving into the rental. When I questioned her as to where the microwave went she stated "she switched it out". She did purchase another microwave for my rental unit, but she did this without my consent. My microwave was expensive, and matched my appliances. I am baffled by this overt removal of my property. Is this considered theft? Any insight would be greatly appreciated.

I would certainly consider it theft, especially if she is unable to produce the two items she removed.  Seems to me you have several options available to you.  You could go to the police station and lodge a criminal complaint (they might encourage you to handle the matter in civil court), or you could sue her in district court for the cost of replacing the stainless steel microwave and the chandelier.  You could also seek to deduct the cost of replacing the items from her security deposit.  If this person is still your tenant, however, I would take a less confrontational approach and send her a letter demanding that she produce either the objects that are missing or the cost of replacing them.  She can keep her fan and microwave while she is in the unit, but you are entitled to have your property back and to re-install them after she leaves.  Good luck.
