We have a year lease on our house in Maynard that will expire on July 31,2009. Our landlord wanted to know on March 1 if we will renew the lease because if we do not then he wants to start showing it. We actually do not know if we will be staying because we are trying to secure a mortgage pre-approval and these processes can take a while.
He is picky about who he gets as a tenant and I don't want to have continued disruption (we have a new baby) of people coming in to view the property.
Is there any law that sets certain parameters about how many days before a lease is set to expire that the landlord can enter and show a rental? Seems like 60 days should be more than enough. 150 days seems excessive.

I do not know of any such limitation. However, the landlord must give advanced notice (usually interpreted to mean 24-48 hours) and must show the house at 'reasonable' times. I would try to work out a schedule with the landlord so he/she can show the house at times that work for you and cause as little disruption as possible. Hopefully the landlord will understand you concerns and limit the number of visits. If you cannot reach an agreement, you will likely end up in housing court where a judge will dictate a schedule of times.
