Are quitclaim deeds the ONLY type used in Massachusetts home sales?

Are quitclaim deeds the most commonly used type of deed in MA home sales between 2 strangers?
I have a relative (who currently lives outside the country) who is trying to purchase a home in Acton. He is being told that quitclaims are the ONLY type of deeds used in this area, however he would like to insist on a warranty deed for his protection.

Secondly, does buying title insurance solve the issues that arise with a quitclaim?

Deeds and title insurance

Quitclaim deeds are not the only type of deed used in Massachusetts.  However, in MA, buyers and lenders typically rely on title insurance for protection from title defects, rather than on specific warranties found in some types of deeds.  Follow this link for more information about title insurance.
