I purchased my home 12/11/1978. When I bought the property the sloped land on the right of my house.I maintained, mowed the grass, planted, cut trees in an area the man that sold me the house said was my property. Roughly a 15 ft strip, on a slope separated at the bottom by an old set of concrete steps. Two sets of owners have lived in the adjacent house and I always maintained that land believing it was my property.
Three years ago my neighbor removed the steps and enlarged her house and had the property surveyed. Off and on she has planted on the sloped land I believed was mine and I asked her to not plant in my yard.
After disputes about her planting there, she had that side of my house staked by a surveyor today. The area I mowed, planted and maintained for 34 yrs according to this surveyor is not my land. I’m having my own survey done.
My question to you is what is the procedure for adverse possession. Prior to my neighbors survey I believed the land I mowed, planted and maintained for 34 yrs was my property and so did the current owner of the adjacent house. Thanks

You can read the many posts on this forum regarding adverse possession.  In a nut shell, when someone decides to claim ownership of land through adverse possession, they usually contact an attorney to bring a Quiet Title action in the appropriate court.  You and your attorney will preset evidence to the court and ask then ask the  court for a judicial declaration that resolves the dispute with your neighbor and names you as the owner of the disputed land.
