14 Day Notice to Quit with commercial tenant

I am a landlord and have a commercial tenant who has not paid rent for the month of September. Does the 14 day notice apply to commercial tenants? Since we have a 2 year lease with them, can we sue them for future rent? When do we file the 14 day notice? And if we receive no response from them what are next steps? Can we change the locks and move their stuff out? And are we responsible for storing all their equipment, etc. Thanks!

Sorry, but while I know a bit about the law of residential leases in Massachusetts, I know very little about commercial leases and the law that governs them.  Unless someone posts some very good information on this thread, you should probably talk to a lawyer with relevant experience.  However, I do believe that, as with residential leases, if the tenant breaks the lease the landlord has an obligation to make a good faith effort to find a new tenant.
